A generally accepted rule in real estate is that 9/10 of your sale price is determined by curb appeal. 77% of potential buyers first view properties on
the internet before deciding to visit the home in person. The property’s print
and virtual curb appeal has become a key factor in sales price and time on

This option is for the motivated seller who is willing to do whatever it takes to sell quickly and get top dollar. Your home will be featured in multiple magazines and websites. All photography will be done by a professional photographer and we will spare no expense in our presentation. The Buyer’s Agents will be paid an additional incentive to place your property at the top of their priority list. Your agent will be present for all showings to ensure the best viewing experience. As an added incentive, the buyer will be presented with free designer space planning and discounted contractor services.
HIGHER EXPECTATIONS
This listing package includes free light staging, customized brochures, and professional photography. Your agent will be present for all showings to ensure the best viewing experience. BARE ESSENTIALS: A package for the cautious seller.
In an effort to flexibly serve our clients we offer a package the greatly reduces the commission cost of a property listing. Our company will provide you transaction management, marketing materials, use of our office to meet with buyers, a market analysis, and MLS listing services. However, we would like to respectfully point out that research has found Realtors sell properties for 16% more on average than properties sold by owner. Realtor commissions rarely exceed 6% so allowing us to market the property will, on average, yield a net gain of 10%.
SLIDING SCALE
This is a custom designed listing program. The services included and commission rates vary based on individual needs and circumstances. This package is normally used by investors or sellers with special circumstances. Please contact one of our agents for more details. All sliding scale listing options are subject to Broker approval.
COMMERCIAL SERVICES
We believe that marketing a commercial property requires just as much involvement and attention to detail as a residential luxury home. A brief outline of our step by step approach to commercial real estate is included below.
STEP 1: Education
We strive to understand our client’s purpose and the circumstances behind the listing. This valuable knowledge ensures that we do not eliminate possible marketing options for the property. Buyers may need a short lease prior to purchase or a carry back on a portion of the loan. Buyers do not assume flexibility by the seller so many acceptable offers do not materialize if these options are not marketed correctly. It is vitally important that we understand our clients so that all options are available to potential buyers.
